Three projects. Every deficiency resolved.
Each engagement begins with a diagnostic. The renders you see are the corrective resolve — not concepts.
601 Lido Newport Beach
Luxury Residential Development · Pre-Construction Visualization · Newport Beach, CA
6,200 SF oceanfront estate — 4 primary spaces across 3 levels, infinity pool terrace, and rooftop deck.
A $55M beachfront development stalled at the capital commitment phase due to unresolved design ambiguity. The development team lacked submission-ready visualization capable of aligning the ownership group, design team, and lender on material selections, spatial flow, and finish specifications prior to groundbreaking.
Cinematic Intelligence™ delivered a full diagnostic across all primary spaces, identifying 11 spatial flow conflicts, 6 material specification gaps, and 3 lighting design deficiencies. The corrective visualization package — 192 renders across 22 design languages — resolved all outstanding design decisions, aligned all stakeholders, and produced board-ready documentation that unlocked capital commitment.
U.S. Federal Courthouse
Public Lobby Modernization · ADA Compliance & Wayfinding · Central District, USA
4,800 SF public lobby — security screening zone, reception, wayfinding system, and public circulation.
The existing courthouse public lobby was non-compliant with ADA Standards for Accessible Design (2010 ADA Standards, Section 4.1.3), operated under institutional fluorescent lighting that failed to meet GSA P-100 Facilities Standards, and lacked a coherent wayfinding system. Security screening lanes were mismatched, non-ADA-compliant, and inconsistent with the federal dignity standard required by the U.S. Courts Design Guide.
Cinematic Intelligence™ diagnostic identified 14 code deficiencies across ADA, GSA P-100, and U.S. Courts Design Guide standards. The corrective redesign delivered: coffered limestone ceiling system with integrated LED cove lighting meeting IESNA RP-1 standards, ADA-compliant security screening lanes with 44-inch clear width in custom dark walnut millwork, federal seal terrazzo floor medallion, unified brushed steel wayfinding system, and dignified public seating meeting federal procurement specifications.
VA Medical Center
Patient Corridor & Healing Environment Redesign · Veteran-Centered Design · Midwest Region, USA
320 linear feet of patient corridor — Honor Wall, wayfinding system, biophilic nodes, and ceiling/lighting.
The existing patient corridor at this VA Medical Center failed to meet VA Design Guide requirements for healing environments (VA Space Planning Criteria Chapter 260). The corridor was institutional, fluorescent-lit, devoid of veteran identity acknowledgment, and non-compliant with VA wayfinding standards. Environmental deficiencies were contributing to patient disorientation and staff navigation inefficiency.
Cinematic Intelligence™ diagnostic identified 9 environmental deficiencies against VA Design Guide and HFAP accreditation standards. The corrective redesign delivered: warm indirect LED lighting system integrated into a dropped acoustic panel ceiling with natural wood reveals meeting IESNA RP-29 healthcare standards, a continuous Honor Wall featuring photographic murals of veteran service branches in a natural wood frame system, branch-specific color-coded wayfinding meeting VA Space Planning Criteria, biophilic planting nodes at corridor intersections, and slip-resistant luxury vinyl tile in a calming warm grey meeting VA flooring specifications.
