One Address.
The 601 Lido development in Newport Beach became one of the most documented CI engagements in the Modish.ai portfolio. DBM worked across two separate scopes at the same address -- a private townhome and the building's shared amenity spaces.
Unit 8A, a multi-million dollar townhome that had stalled on the market due to poor design and photography, was transformed through CI renders and sold at $3.2M in under three weeks. Danielle Glass, General Manager of 601 Lido, Newport Beach, described it as the moment the development understood what CI could do: "Buyers could finally see what the space was capable of — and the impact was immediate. Other owners in the building came to us requesting the same renders for their own units."
The second engagement -- the community gym and common areas -- became the published record. 192 redesigns. 9 design languages. 174 pages. Documented in full in DBM Issue #6.
